Airbnb offers hosts AirCover — their built-in host protection program. It sounds comprehensive. It isn't. AirCover has significant exclusions, sublimits, and conditions that leave Ohio hosts exposed in exactly the situations that matter most.

Your homeowner's insurance is the bigger problem. Standard homeowner's policies exclude commercial activity — and renting your home on Airbnb is commercial activity. The moment a guest is injured, your homeowner's insurer can deny the claim and potentially cancel your policy for undisclosed commercial use.

Real short-term rental insurance is a specific product designed for hosts who rent their properties on Airbnb, VRBO, and similar platforms. It covers the gaps in platform coverage and replaces the homeowner's coverage that evaporates when you have guests.

What Airbnb's AirCover doesn't tell you

It's not an insurance policy. AirCover is Airbnb's own guarantee program — not a licensed insurance product. It doesn't have the same legal protections as a real insurance policy.

Your homeowner's policy is voided. Most homeowner's policies exclude short-term rental activity. Your insurer can deny claims and cancel your policy if they discover you're renting on Airbnb without disclosing it.

Covers lost booking revenue when a covered loss makes your property temporarily unavailable. A fire during peak season can cost you months of rental income without this coverage.

Guest Damage Coverage

Covers intentional and accidental damage by guests beyond what security deposits cover. Guest damage is one of the most common host losses — and AirCover's coverage for it has significant conditions.

Personal Umbrella

Does my homeowner's policy cover Airbnb guests?

Almost certainly not. Standard homeowner's policies exclude commercial activity — and renting your property on Airbnb is commercial activity under most policy definitions. Some insurers offer short-term rental endorsements that can be added to a homeowner's policy — but many don't. Airbnb says AirCover protects me — isn't that enough?

AirCover provides some protection — but it's not an insurance policy, and it has significant limitations. The liability coverage has conditions that may not respond to all guest injury scenarios. The property damage coverage has sublimits and exclusions. A guest was injured at my Airbnb and is threatening to sue — what happens?

A guest injury at your short-term rental property is a premises liability claim against you personally. If you have proper host liability coverage, your insurer defends you and pays any settlement or judgment up to your policy limits. If you're relying on your homeowner's policy, it will likely deny the claim. If you're relying solely on AirCover, the conditions of their program determine whether and how much they respond. Host liability insurance is the only coverage that gives you reliable, unconditional protection for guest injury claims.

I only rent my property occasionally — do I still need separate insurance?

Yes. The frequency of rental activity doesn't change your liability exposure — it only affects the premium you pay. A guest can be injured on their first night at your property regardless of whether it's your first rental or your hundredth. Your homeowner's policy excludes the activity either way. Occasional hosts actually face more risk in some respects — they're less experienced managing guest expectations and property safety, and they're more likely to be surprised by a claim they thought their homeowner's policy would cover.
